When Stephanie Taylor first started Rent 2 Rent Success, she did with one goal in mind: the freedom to be there for her family when her Mum was ill. A freedom and quality of life that she couldn’t find within the career in banking.

Stephanie said that before the started she simply wouldn’t have believed that there is an ethical way to make money from properties you don’t own. Yet there is a simple way to make a good living that doesn’t take 40 hours each week for 40 weeks of every year for 40+ years! Now, she runs Rent2Rent Success alongside her sister Nicky, and is passionate about sharing the lessons they learned along the way.

What exactly is rent to rent – how does it work?

“It’s essentially control, rather than ownership of a property. We’re all familiar with the idea of big corporations controlling assets rather than owning them and creating wildly profitable businesses. It’s the same principle as the following:

  • Uber, the world’s largest taxi firm, owns no cars. 

  • Facebook, the world’s most popular media company, creates no content. 

  • Airbnb, the world’s largest accommodation provider, owns no properties.

This means you don’t need a huge financial investment to get started. What you do need is a guide to help you through the process of ensuring that you take the shortest and simplest route to success while remaining legal and compliant. “

How does this work for rental properties?

“You rent a property directly from a landlord or through a letting agent and then rent the property out to different tenants. Oftentimes, you’ll rent out the property by the room as a house share.

For the landlords this means guaranteed rent, freedom from tenant management and total peace of mind. It’s the passive property income that many property investors prefer. For housemates it’s beautiful, affordable homes with excellent service. And for the Rent 2 Rent Success representative, it’s a way to generate consistent cash flow from property without owning it.”

How did you get into this?

“Honestly, I was very skeptical about claims you could get started in property with little money. It just seemed too good to be true. I thought if it were true and legal, why wasn’t everyone doing it?

Then, my mum got sick. It hit me that my well-paid job in Bristol as a financial services contractor, funded a lifestyle I had little time to enjoy. My job location made it very challenging for me to be with mum in Birmingham, but she needed me. That was when I overcame my fear of getting started. I had to change my beliefs that business and property success were not for people like me who didn’t have the right contacts, business experience or cash in the bank.

I committed to making it a must – not a maybe – to create the financial security to allow me to truly live my values and be there for my family. I also made it my mission to understand how to do it legally and ethically.”

How has that shaped up for you, that decision?

“It was the best decision, ever. In the last few years we’ve had business and financial success, which far exceeds what I thought possible at the start. We’ve:

  • Built a thriving property management business with a turnover of over £400k

  • Systemised our business and employed a full-time Property Assistant

  • Brought in contracts worth over £2 million

  • Started Rent 2 Rent Success to help others achieve success

 And bought property worth over £1 million, which we never thought possible. I was a teenage Mum on benefits struggling with finances and with confidence. I’m just amazed by what has been possible. And I want more people to know.”
